Job Title: Quantity Surveyor Specialist  (Based in Mont Kiara , Kuala Lumpur)

  • An established interior design firm with over 16 years of experience in the industry. Based in the Mont Kiara, Kuala Lumpur, specialise primarily in residential projects, with selected involvement in commercial interior projects across the Klang Valley

Job Description:

  • This Quantity Surveyor role is business-critical, not administrative. The position exists to strengthen quotation accuracy, margin control, supplier pricing structure, and internal costing systems. We are looking for a QS who can think beyond day-to-day pricing and actively contribute to building a more robust and scalable cost-control framework.
  • This is not a traditional QS role focused purely on measurement or site claims. The successful candidate must be comfortable improving systems, challenging assumptions, and working closely with design and operations teams to protect profitability.

  • Team Exposure: Sales, Project Team, Vendors (Contractors & Suppliers)
  • Project Type: Interior design & renovation (mainly residential, selected commercial)

Job Responsibilities:

A. Costing & Quotation Management

  • Prepare detailed and accurate Bills of Quantities (BOQ) and quotations for interior design and
    renovation projects
  • Work closely with design and sales teams to provide cost input, feasibility advice, and pricing
    logic
  • Ensure quotations remain competitive while protecting target margins

B. Profitability & Cost Control

  • Monitor project budgets, cost breakdowns, and gross margins
  • Track material, supplier, and contractor costs against quotation assumptions
  • Identify cost variances and recommend corrective actions to management
  • Ensure projects meet profitability targets by minimising waste and inefficiencies

C. Supplier & Contractor Management

  • Source, negotiate, and manage suppliers and contractors
  • Maintain structured price lists, vendor databases, and cost benchmarks
  • Build long-term partnerships with reliable vendors to secure pricing advantages

D. Process, System & Workflow Improvement

  • Use tools such as advanced Excel, costing software, or ERP systems to improve efficiency
  • Identify weaknesses in current quotation and cost-control workflows
  • Assist in developing and refining SOPs, templates, checklists, and costing frameworks
  • Actively propose better, faster, and more structured ways of working

E. Reporting & Cross-Team Collaboration

  • Prepare cost analysis, P&L insights, and management reports
  • Work closely with sales and project teams to ensure cost alignment during execution

Qualifications

Job Requirement

  • Diploma / Degree in Quantity Surveying / Construction Management / or Civil Engineering. 
  •  Preferably 3-5 years’ experience in interior design, renovation or fit-out projects.
  • Candidate with 1-2 years of related experience also encouraged to apply.
  • Those who have renovation / Interior costing exposure , controlling margin definitely a bonus. 
  • Commercial mindset with strong cost awareness
  • Comfortable working cross-functionally with sales, project and operation department.
  • Able to question assumptions and highlight cost risks in advance
  • Fluent in English , BM and Mandarin
  • 1 Full Time position available. 

 

Potential candidate expected to have :

  • Good understanding of material costing, contractor's pricing and supplier negotiation skill
  • Exposure to SOP creation or workflow optimisation.
  • Microsoft application knowledge such as Excel (If having basic knowledge / exposure to logic, formula, pivots will be a plus)
  • Managing multiple projects. 
  • Logical thinking, analytical and structural thinking
  • Detail oriented.
  • Comfort with fast paced and accountability environment.
  • Problem solver and seeking efficiency improvement
  • Team Oriented. 
  • Ability to take ownership of costing logic and margin outcomes will be a plus
  • Actively challenge costing assumptions, highlight commercial risks and provide recommendations
